Preliminary design

- this is the first stage of architectural design of a house / cottage. At this stage, the style and appearance of the future building, its dimensions, shape, space-planning and spatial solutions, internal layout, zoning are determined. The preliminary design of the house is a set of drawings that gives a complete picture of what should happen during the construction process. It is the main document for the house and is part of the documents required to obtain permission to build a house in the authorities.

First, we conclude an agreement with you and draw up T technical Z task (TOR) for design;

Further during 7-10 days I study the TOR and carry out the first sketches for the project: as a rule, these are floor plans and facades (possibly also sections). They are performed without working out small details, only the main volumes. I send them to you by email. mail for approval;

You study the initial sketches for as long as you need, then we call (or email) and you give your comments and wishes to the first sketches;

Taking into account your wishes, I am making appropriate changes to the project (within 3-5 days) and send you new sketches. If everything suits you, then we move on. (if not, then we continue to work in the same mode until full understanding);

Next, I build a three-dimensional model (during 3-5 days) of the building and send you pictures for approval. (If there is a need, at this stage I offer various options for color solutions and facade materials used);

When the sketches and pictures with the 3D model are fully coordinated, I proceed to the final drawings for the project. It usually takes 7-12 days. Upon completion of this work, I send you the final draft in the format pdf to email mail;

Within 3 days, you study the final drawings and, if you notice any comments or inaccuracies, let me know, and I will promptly make corrections to the project and send you the corrected drawings.

This completes the project. However, if during the construction process you have any unsolvable questions about the project, you can feel free to call me - I will definitely answer them.

Designing a house begins with the creation of a draft design. Its main purpose is to develop the concept of the building. It includes the main parameters and features of the object, which must be taken into account at the next stages of design.

Definition and features of a draft design

Draft design (EP) is the initial design stage, which is carried out in order to develop basic architectural and technical solutions. Based on them, the customer gets a general idea of ​​the object, its main parameters and operational characteristics. The degree of elaboration of details is determined terms of reference for the design and the contract concluded between the designer and the customer.

The requirements for the content of the preliminary design are regulated by GOST R 21.1101-2013, put into effect relatively recently - 01/01/2014. The same national standard designates ES as part of the overall system project documentation developed for construction. An important feature of the document under consideration is that in practice small buildings and structures are often erected according to a well-executed preliminary design. Such an approach is impossible and even dangerous in the construction of a serious facility.

Composition and content of the draft design

The composition of the preliminary design is not strictly regulated by the above GOST. This is due to the fact that the number and degree of documentation development can vary within serious limits, depending on the requirements of the customer and the features of the project being designed. Most often in practice, EP consists of:

It clearly demonstrates how the position of the building on land plot taking into account the peculiarities of the landscape, and the type of the object after the planned construction and landscaping works have been completed.
